Your well pump and pressure system run every day without you giving them much thought. That is how it should be. But like any mechanical system that works continuously, a little attention once a year will save you from a lot of expensive surprises. This checklist covers the practical things a rural Texas well owner can inspect annually to stay ahead of the problems that tend to catch people off guard.

Before we get into the specifics: most of the checks here are visual and functional. You are looking, listening, and reading a gauge. You are not pulling the pump or rewiring anything. When something looks wrong, sounds wrong, or the readings are off, that is when you call a licensed technician. The goal is to find the early signs. Early signs are cheap. Late signs are expensive.
Check Your Water Pressure
Start here. Normal residential well pressure runs between 40 and 60 psi. If you have a pressure gauge on the tank or at a hose bib, take a reading. Pressure below 40 psi at rest is worth investigating. Pressure above 80 psi puts stress on fixtures, pipe joints, and appliance connections and is also worth a look.
Beyond the static reading, pay attention to how pressure behaves while the system is running. Turn on a faucet and watch the gauge. The pump should kick on when pressure drops to the cut-in point and shut off when it reaches the cut-out point. If the pump cycles on and off every few seconds, that is short-cycling, and it almost always means the pressure tank's air charge has dropped. Short-cycling wears out a pump much faster than normal operation because the motor starts and stops far more times than it was designed to. Inspect the Pressure Tank
The pressure tank holds a bladder or diaphragm with air on one side and water on the other. That air charge does the work of smoothing out pressure and giving the pump time to rest between cycles. Over time the air depletes and the bladder wears out.
To check the air charge on a bladder-type tank, turn off the pump at the breaker, open a faucet and let the pressure bleed down until no water flows, then put a tire pressure gauge on the Schrader valve on the tank. That valve looks like a tire stem. The air charge should read close to 2 psi below the pump's cut-in setting. If you read zero, the bladder is probably gone and the tank needs replacement. Also look at the outside of the tank. Surface rust, corrosion around fittings, or any dampness around the base are worth noting. Texas humidity is hard on steel tanks over the years. A tank showing signs of corrosion is worth monitoring even if it is still holding pressure.
Check the Pressure Switch
The pressure switch is the small electrical device that tells the pump when to turn on and off. These switches fail. The contacts inside corrode, especially in humid conditions, and a failing switch can cause the pump to not start, to run continuously, or to behave erratically. Look for burn marks around the housing, corroded terminals, or a missing or cracked cover. If you are comfortable with basic electrical checks, look at the contacts for pitting or blackening. Inspect the Wellhead
Walk out to where the well casing comes up out of the ground and look at the wellhead closely. The cap on top should be intact and fully sealed with no cracks or gaps. That cap protects everything below it. A compromised wellhead cap is one of the most overlooked contamination risks on a rural property. Insects, rodents, and surface water can enter an open or cracked wellhead and reach the water supply below. The cap is a small part that costs very little to replace and does a lot of work keeping your water clean year to year.
Check the area around the wellhead too. There should be no standing water pooling against the casing, no chemicals or fuel stored nearby, and no cracks in any concrete pad that could channel surface runoff toward the well. Listen to How the System Runs
When the pump is running, listen for anything that sounds different from what you are used to. A submersible pump is underground and you won't hear it directly, but you can hear water moving through the pressure tank and into the line. What you are listening for is any change, and specifically a pump that seems to run longer than it used to before the pressure comes back up. Longer run cycles can mean the pump is working harder, that well water levels have dropped, or that pump output is declining.
A pump that makes new or louder noises, or that runs noticeably longer before shutting off, is showing early signs worth investigating. Pumps rarely go from fine to failed overnight. There is usually a warning period, and catching it early changes a major repair into a manageable one. Test Your Water
Annual water testing is the most consistently skipped item on a rural property maintenance list, and it has the most diagnostic value of anything on this checklist. Testing once a year tells you whether anything has changed. Changes in well water quality often happen slowly in ways you won't taste or smell until the problem is significant. A baseline from year one compared to a test in year five tells you a story about your well you cannot get any other way.
At a minimum, test for bacteria and nitrates annually. Add hardness, iron, manganese, and pH if you have seen staining, mineral buildup, or taste changes. Check for Wet Spots or Small Leaks
Walk the path between your wellhead and wherever the pipe enters the house. Look for unexplained wet spots in the soil, puddles near the casing, or damp ground around fittings and connections. A slow leak at a joint or fitting wastes water over time and will eventually cause a pressure drop you will notice inside. Caught early, a fitting leak is a quick repair. Ignored, it becomes a bigger excavation job and can compromise the ground around the wellhead.
Know Where Your Shutoffs Are
This belongs on any maintenance list because so many homeowners do not know where these are until they need them. Find the shut-off valve between the well and the house. Find the breaker for the well pump in your electrical panel. In any emergency, the first move is shutting the pump off. If you have never located those controls, do it during this annual check. Walk the plumbing and identify the isolation points. That knowledge is free and worth having before the moment when you need to move fast.
