When your water pressure starts dropping for no clear reason, or when your pump seems to cycle on and off every few seconds instead of running steadily, most people assume the pump is failing. A new pump gets quoted. Numbers get thrown around. Sometimes the pump gets replaced when the pressure tank was the actual problem, and a new tank might have cost a fraction as much.

The pressure tank is one of the most overlooked parts of a private well system, and one of the most commonly misdiagnosed. Understanding what it does and what happens when it fails saves you from replacing things that do not need replacing. That has been the core of how we work at J4 Water Works since we started: we test the parts first and fix what is actually broken.

What a pressure tank actually does

Your well pump sits down in the well, sometimes hundreds of feet underground. Every time someone in the house opens a tap, the pump would have to kick on instantly and run until the tap closes if there were no storage in between. That is hard on a pump, and it means pressure spikes and drops with every demand. A pressure tank solves both problems.

The tank stores a reserve of pressurized water at the surface. Water comes in from the pump, fills part of the tank, and gets held there under pressure. When you open a faucet, the tank delivers water first. The pump only kicks on once tank pressure drops to a lower set point, typically around 40 PSI for most home systems. The pump then refills the tank to the upper limit, usually 60 PSI, and shuts off. The cycle runs slowly and steadily, the pump rests between calls, and pressure stays consistent throughout the house.

Inside the tank, a rubber bladder or diaphragm separates the air chamber from the water. The air holds the pressure and acts as a cushion. When the bladder holds, the system works. When it fails, you have a problem.

What goes wrong: waterlogging

The most common pressure tank failure is waterlogging. That is when the bladder inside the tank splits or fails, and water fills the air space. With no air cushion left, the tank cannot hold pressure between pump cycles. The pump ends up running almost constantly, kicking on and off every few seconds, to keep up with even basic demand.

Short cycling is hard on a pump. A pump is built for a certain number of starts per hour. When it starts twenty or thirty times an hour instead of four or five, the motor wears out fast. A waterlogged tank can take a good pump and run it into the ground in a matter of months. This is the scenario where people end up spending money on both a new tank and a new pump when the tank was the first domino to fall.

The other thing that fails is the air charge. Even a healthy bladder can lose its air charge over time through the Schrader valve, the same type of valve found on a tire. When the air charge drops too low, the tank behaves like a waterlogged one. This is often the most reversible of pressure tank problems, because recharging the air is a quick fix that does not require a new tank at all.

Signs your pressure tank is failing

  • The pump short-cycles. If your pump kicks on and off in quick succession every time someone runs a tap, the pressure tank has lost its cushion. Count the seconds between start and stop. If the pump is cycling every ten to twenty seconds, the tank has likely failed.
  • Pressure spikes and drops. You turn on a faucet and the pressure starts strong, drops quickly, then jumps back up as the pump restarts. The water comes out in pulses instead of a steady stream.
  • The pressure gauge swings widely. A healthy system keeps the gauge in a relatively steady range. When the gauge swings all the way up and then drops to the low cutoff with every small water use, the tank is not buffering pressure.
  • No water reserve. Turn off the pump at the breaker and open a faucet. If water stops almost immediately, the tank has very little reserve. A healthy tank in a typical residential system should give you a gallon or two at minimum.
  • The tank sounds solid when you tap it. A healthy pressure tank sounds hollow in its upper section where the air is. If the whole tank sounds solid from top to bottom, it is likely waterlogged.

Testing before replacing

Before anyone quotes a new tank, the air charge should be checked. With the pump off and the system pressure drained, use a tire pressure gauge on the Schrader valve at the top of the tank. Most bladder tanks are factory-charged to 28 to 38 PSI of air, typically 2 PSI below the pump's cut-in pressure. If you get no air, or very low air, and the tank is less than a few years old, it is worth checking the bladder's condition before assuming the whole tank needs to go.

If the air charge comes out at the right pressure but water drips or sprays out of the valve along with it, the bladder has failed. A failed bladder means a new tank. No amount of recharging fixes a torn bladder.

If the air charge is low but the bladder seems intact, recharge it to the correct pressure. Sometimes that is all it takes. When the air charge is restored and the tank still short-cycles, the bladder is likely compromised and a new tank is the call.

This is the kind of diagnostic step that gets skipped when the first impulse is to sell a replacement. We check the air charge, tap the tank, listen to the cycle rate, and run the pressure gauge before we ever mention replacing anything. If the water is not right, nothing else on the land works, so we find out what is actually wrong before we write anything on a work order.

How long a pressure tank should last

A quality pressure tank installed correctly and matched to the system should last between five and fifteen years in most rural Texas conditions. How long it actually lasts depends on the quality of the tank and bladder, the water chemistry, how many daily pump cycles the system runs, and whether the tank is protected from freezing during a rare Texas cold snap.

Well water with high iron content or a low pH tends to be harder on rubber parts. If your water tests high in either area, expect the bladder to wear faster than average and plan for inspection earlier. If your water is clean and neutral, a well-built tank can run through its full expected service life without a problem.

Signs of age show up before full failure. If the tank is seven or eight years old and you are noticing more frequent pump cycles or small pressure variations, get it tested rather than waiting for it to fail completely. Catching the early stages means a straightforward replacement before short cycling has stressed the pump.

What replacement looks like

Replacing a pressure tank is a straightforward job when it is done without cutting corners. The water supply to the house gets shut off, the system pressure is released, and the old tank is disconnected from the plumbing. The new tank is matched to the correct size for the household and the pump, the air charge is set to spec before installation, and the tank is reconnected and tested.

Done right beats done fast, and the tank sizing matters. A tank that is too small for the system will short-cycle as reliably as a waterlogged one.
