Most well and septic companies sell a whole new system when something stops working. At J4 Water Works we test the parts first and fix what is actually broken. Low water pressure is one of the most common calls we run out here, and a lot of the time it comes down to a cheap part, not the well itself. Before anyone talks you into a new well or a new pump, here is what is actually going on inside that system, walked from the cheapest fix to the most serious.

A private well is a chain of parts working together. When pressure drops, one link in that chain is usually the problem, not all of it. If you want the full picture of how wells and pumps work together, we wrote that up separately. For now, let us find the weak link.

Start cheap and work up

Here is the honest order we check things in, from the least expensive fix to the one that actually costs real money. Most pressure calls never make it past the first three.

A waterlogged or failed pressure tank

Your tank holds pressurized water so the pump is not kicking on every time you turn a faucet. Inside is a bladder with an air charge sitting above the water. When that air charge leaks out, the tank fills up too far, goes waterlogged, the pump short-cycles, and your pressure feels weak and jumpy at the faucet. This is the cheapest and most common fix we find out here. Sometimes it is a recharge of air on a tank that is otherwise fine. Sometimes the bladder has torn and the tank needs replacing. Either way, it is a part, not a well, and it is the first thing we look at.

A bad pressure switch

The switch is the little box that tells your pump when to turn on and off. When the contacts burn or the settings drift, your pressure can run low, run high, or bounce around. A pressure switch is an inexpensive part. We test it before we ever touch the pump, and diagnosing a pressure switch is a short job.

A clogged filter or sediment buildup

If you have a sediment filter or a treatment cartridge and nobody has changed it in a while, it chokes your flow down to a trickle. Hard water and fine sand build up in lines, screens, and aerator tips too. We check the easy stuff first because swapping a filter is a five-minute job, not a five-figure one. If sediment keeps coming back, that is a water treatment question, not a pressure question.

A failing pump

Pumps wear out. A submersible pump that is losing output, or one with a worn part, will struggle to build and hold pressure. This costs more than a tank or a switch, but it is still a repair, not a new well. We test the pump's actual output before we recommend pulling it, because a tired pump and a healthy pump can feel the same at the faucet until you measure.

A leak in the system

A leak in the drop pipe, a fitting, the pressure tank line, or a buried supply line bleeds off pressure before it ever reaches your house. Some leaks are loud and obvious. Some are quiet and underground. Finding the leak is the whole job here. Once it is found, the fix is usually a section of pipe or a fitting.

A dropping water level in the well

This is the serious one, and it is the rarest. If the water table has dropped or the pump is set too high relative to the water, the pump can starve and lose pressure, especially during a dry stretch or heavy summer use. Even then, the answer is often lowering or resetting the pump, not drilling a brand new well. We confirm the actual water level before anyone says the word redrill.

What you can check yourself

You do not need to be a technician to narrow this down. A few minutes of looking can tell you a lot before we ever pull up.

Listen to the pump cycle

Run a faucet and listen. If the pump clicks on and off rapidly, that short-cycling points hard at a waterlogged tank or a switch problem. That is good news, because both are cheap.

Check if it is the whole house or one fixture

If only one faucet or one shower is weak, your well is fine. That is a clogged aerator, a bad cartridge, or a partly closed valve at that one spot. If every fixture in the house is weak at the same time, then we are looking back toward the tank, the switch, or the pump.

Look at the pressure gauge

Most systems have a gauge near the tank. Watch it while water runs. A needle that barely moves, swings wildly, or never builds tells a different story than one that holds steady but low. We read that gauge the same way a doctor reads a chart.

Check your filters and softener

If you have a sediment filter or treatment system, when was the cartridge last changed? A plugged filter is the single easiest pressure fix there is, and you can often handle it yourself.

What a pro actually tests

This is where our approach is different. When we roll out, we do not start by quoting a replacement. We diagnose.

  • We test the air charge in the pressure tank against the cut-in pressure of the switch.
  • We test the pressure switch settings and look at the contacts for burning or pitting.
  • We measure the pump's real output and its amp draw, because numbers do not lie the way a guess does.
  • We check both the static water level and the pumping water level in the well.
  • We walk the line looking for leaks at fittings, at the tank, and underground.

Only after the parts have told us the truth do we tell you what is actually wrong and what it takes to fix it. If the water is not right, nothing else on the land works. So we get it right, and we fix only what is broken.

When it is bigger than a part

Sometimes the pump is done, or the leak is in a buried line, or the water level has truly dropped. We are straight with you when that is the case. If you are weighing whether this is a new well or just a repair, we walk through that decision honestly, with the test results in hand, not a sales script. And if your pressure did not drop gradually but instead you have no water coming out at all, that is a different situation. The thing to hold onto is this. Low pressure on a well is almost never a death sentence for the well. It is a part that wore out, a filter that plugged, or a setting that drifted. We treat your land like it is our own, and that means testing before replacing every single time. Done right beats done fast. Get the diagnosis first, and you will spend a lot less money fixing the right thing.
