You bought the land. Now there is no faucet that works, no green light on a pump, and no city water main running anywhere near your driveway. Out here, water does not come from the road. It comes from underground, and the only way to reach it is a well done right. We have helped a lot of Texas families stand on raw acreage and figure out where to start, so this guide walks you through the whole arc, from the day you decide you need a well to the day you are drinking from it and keeping it healthy for years. If the water is not right, nothing else on the land works, so this is the first thing to get correct.
One thing up front, because it shapes everything we do. Most well and septic companies sell a whole new system the moment something stops working. We test the parts first and fix what is actually broken. We diagnose before we quote, and we would rather tell you the honest answer than the expensive one. Keep that in mind as you read, because it changes how a fair well project should feel from start to finish.
Do you actually need a new well?
Start here, because the answer is not always yes. If you are on raw land with no existing well, then yes, you need one drilled before the property is livable. But plenty of folks call us about land that already has a well on it, maybe an old one the previous owner left behind. Before anyone talks about drilling a fresh hole, that existing well deserves a look. An old well can sometimes be cleaned, re-cased, or fitted with a new pump for a fraction of the cost of starting over.
This is the moment the diagnose-before-replace rule earns its keep. We test what is there. We check the casing, measure the water level, run the pump if there is one, and see what the well can actually produce. If it is sound, we say so. If it is done, we say that too, and we explain why in plain terms you can check yourself. Our proven process, step by step
Every project we run follows the same spine. We call it the J4 Water Works Proven Process, and it is eight steps in order. Listen, Guide, Rough Estimate, On-Site Visit, Build Together, Installation, Project Complete, and Stay Connected. It is not a sales funnel. It is how we keep a job honest and keep you in the loop from the first phone call onward. Here is how each step plays out on a well project.
Listen
The first call is us listening. What is the land like, how many people will live there, what is the timeline, and what has already been told to you by anyone else? A lot of our calls start with a family who got handed a full-replacement quote somewhere else and wants a second opinion. We hear you out before we say a word about cost.
Guide
Next we guide. We tell you what we are hearing, what your real options look like, and what we would want to confirm on site. No pressure, no scare tactics. If a repair might solve it, we say that on this call. If your land likely needs a fresh well, we explain why and what that involves. The goal is for you to hang up knowing more than when you picked up, whether or not you hire us.
Rough estimate
Then we give you a rough estimate. Honest ballpark numbers so you are not flying blind. Well costs depend on depth, geology, casing, and the pump system, so a true price comes after the site visit. But we will not leave you guessing in the dark, and the written quote comes before a truck rolls or a part gets ordered.
On-site visit
This is the big one for a well. We come out and walk the property. We look at the lay of the land, where the house will sit, where the septic system will go, and how far apart everything needs to stay. We consider drainage, access for a drill rig, the likely depth to water in your area, and what neighbors' wells have produced. We keep the well clear of the septic field and any contamination sources. We treat your land like it is our own, which means we plan for the well you will still be happy with in twenty years, not the easiest hole to drill today.
Build together
After the visit, we build the plan together. You see the proposed well location, the depth we are targeting, the casing we recommend, the pump and pressure tank sizing, and the testing we will do. You ask questions, we answer them, and we adjust until it fits your land and your budget. Nothing gets ordered until you understand it and sign off. This is also where we handle the paperwork side, because every permit and state filing is on us, not on you.
Installation
Then we drill and install. The rig bores down to the water-bearing layer, we set and seal the casing, install the pump and pressure tank, and connect it all so water reaches the house. Done right beats done fast, so we do not cut corners on the seal or the wiring to save an afternoon.
Project complete
When the work is finished, we do not drive off and forget you. We test the water, walk you through the system, show you where the shutoffs and controls are, and make sure you know how it runs. We file the final well report with the state. Project complete means you have a working, tested, documented well and you understand it.
Stay connected
Last, we stay connected. We check back in after the system has been running to make sure it is performing the way it should, and you have our number when something changes. A well is not a one-day relationship. It is the water your family drinks, so we treat it like an ongoing responsibility.
What the site visit really looks at
Because the on-site visit decides so much, it is worth spending more time on what we are actually studying when we walk your land.
We look at where the water table likely sits. Depth to water varies a lot across the eight counties we serve, and it drives both the drilling and the cost. Your county page carries the typical depth range filed with the state for wells near you. We look at the soil and rock we expect to drill through, because sandy ground, clay, and rock all behave differently and call for different methods and casing.
We look at separation. A water well has to stay a safe distance from the septic system, the drain field, livestock pens, fuel tanks, and anything else that could foul the water. State rules set minimum distances, and we plan to those rules and then some.
We look at access, because a drill rig is a big piece of equipment and it needs a clear path in and a stable spot to set up. We look at the future too. Where will the barn go, where will the second home sit, where might you want to expand? Putting the well in a smart spot today saves headaches down the road.
We also consider what is around you. Neighboring wells tell us a lot about how deep the good water is and how much a well in your area tends to produce. None of this is guesswork dressed up as expertise. It is the homework that makes the drilling predictable.
The drilling process at a high level
Drilling looks dramatic, but the idea is straightforward. A drill rig bores a hole straight down through the soil and rock until it reaches a water-bearing layer, called an aquifer, that holds enough water to supply your home. How deep that is depends entirely on your land. Some wells find good water fairly shallow. Others go down several hundred feet to reach a clean, reliable supply.
As the bore goes down, we are watching what comes up. The cuttings tell us what layers we are passing through and when we have hit water-bearing ground. Once we reach a layer that produces clean water at a good rate, we stop and turn the hole into a finished well.
That means setting the casing, which is the pipe that lines the hole and keeps it from collapsing while sealing out surface water and shallow contamination. We add a screen or perforated section at the bottom so water can flow in where we want it and stay out where we do not. Then we seal the space around the casing near the surface with grout, so nothing dirty can run down the outside of the pipe into your water. That seal matters as much as the depth. A deep well with a bad seal is a contaminated well. We do not rush it.
After the casing is set and sealed, we develop the well, which means flushing it out so it runs clear and produces freely. Only then do we move on to the pump.
Casing choices: PVC versus steel
Casing is one of the choices you will hear us talk through during the Build Together step. The two common materials are PVC and steel, and each has its place.
PVC casing is lighter, will not rust, and handles many water chemistries well, including water that would corrode metal over time. It is a strong, long-lasting choice for a lot of rural wells. Steel casing is heavier-duty and handles deeper settings and tougher ground where the pipe takes more stress, but it can corrode depending on the water and the soil. The right call depends on your depth, your geology, and your water chemistry, which is exactly why we do not pick it from behind a desk. Casing is not where you want a company padding the job with more pipe or a fancier grade than your well needs. We spec the casing the well calls for, explain why, and leave it at that.
The pump and pressure tank
A finished bore full of water still does not get you a working shower. You need a pump to lift the water up out of the ground and a pressure tank to store it under pressure so your faucets, toilets, and appliances run smoothly.
Most rural wells use a submersible pump, which sits down in the well below the water level and pushes water up to the surface. The pump has to be sized to your well's depth and output and to how much water your household uses. Too small and you run dry or lose pressure. Too big and you waste money and stress the well. Sizing it right is part of the plan we build with you.
The pressure tank does the steady work. Instead of the pump kicking on every single time you turn a tap, the tank holds a reserve of pressurized water so the pump cycles less and lasts longer. When the tank pressure drops to a set point, the pump refills it. A well-matched tank and pump run quietly in the background for years.
This is also the part of the system where the diagnose-before-replace habit saves people the most money later. When water pressure drops or the system short-cycles, a lot of companies will tell you the pump is shot and quote a full replacement. Often the real culprit is a waterlogged pressure tank, a bad pressure switch, or a small wiring fault, any of which costs a fraction of a new pump. So we test the pressure, check the tank, and read the pump's actual output before we ever say the word replace. Sometimes the fix is a small part, and we will tell you when it is.
Water testing: proving it is safe to drink
Reaching water is not the same as reaching safe water. Before we call a well finished, we test what is coming out of it. Out here you are your own water utility, which means no city is checking your water for you. That job falls to your well and the people who built it.
Testing looks at whether the water is safe for people, things like bacteria and other contaminants, and at what is in the water that affects how it behaves in your home, things like hardness, iron, and other minerals. Hard water and high iron will not hurt you, but they can stain fixtures, leave deposits, and wear on appliances. A clean test means the well is safe to drink. A test that flags hardness or iron means you may want water treatment, which is its own conversation we are glad to have once we know the numbers.
We do not sell treatment you do not need. We test first, show you the results, and recommend treatment only where the water actually calls for it. If the water is clean and easy, we tell you to enjoy it.
Permits and state filings
Water wells in Texas come with rules, and the paperwork trips up a lot of first-time landowners. The good news is you do not have to learn it. We handle every permit and filing that your project requires. Our crew carries TDLR water well driller and pump installer licensing and TCEQ septic licensing, so the filings get done correctly and on time.
That includes the state well report that documents how the well was constructed, how deep it is, and what casing and seal it has. That record matters. It protects you, it helps the next owner, and it is part of doing the job the right way. You should not have to chase a county office or decode a state form to get clean water on your own land.
Ongoing care for your well
A good well is not set-and-forget, but it is not high-maintenance either. A little attention keeps it running for decades.
- Test your water at least once a year, and any time the taste, smell, or look of it changes.
- Keep the wellhead clear and protected so surface water, chemicals, and critters stay out.
- Watch for warning signs like dropping pressure, sputtering faucets, cloudy water, or a pump that runs more than it used to.
- Keep a copy of your well report and any water test results with your property records.
Those warning signs are the system telling you something, and catching them early usually means a small repair instead of a big one. When something does go wrong, we answer the phone. And when you do call us with a problem down the road, the same rule holds. We test before we replace. A well that is pumping low is not automatically a well that needs re-drilling. A pump that is acting up is not automatically a pump that needs replacing. We find out what is actually wrong, fix that, and leave the rest alone.
Hiring the right driller
One last thing, because it matters as much as the well itself. The company you hire shapes everything. A driller who is licensed and willing to explain the job in plain words is worth far more than the lowest bid from someone who disappears after the check clears.
Ask about licensing. Ask who handles the permits and filings. Ask what happens if there is a problem after the work is done. Ask whether they test the water and give you the results.
