You found the land. The price is right, the views are wide open, and you can already picture the house. Before you sign anything, slow down on one question that decides whether that land is livable or just pretty. Is there clean, safe water, and a legal way to handle wastewater? Out here, with no city water and no city sewer, that answer is on you, not the city. We have walked a lot of families across the kitchen table on this, and the same hard lessons keep coming up after closing instead of before. So let us get ahead of them.

Here is the part most buyers miss. A property can look completely ready. There is a well cap in the yard, a tank buried somewhere out back, power running to a pump house. Looks done. But looking done and being done are two very different things on rural land. The well might be older than the deed and pulling water you would not want to drink. The septic might never have been permitted, or it might be a type your county no longer allows. None of that shows up in a quick walk-through, and none of it shows up in a standard home inspection either. If the water is not right, nothing else on the land works. So before you close, you check.

Why rural land is a different kind of purchase

When you buy in town, the water and sewer are somebody else's problem. You turn on the tap and it works. You flush and it goes away. The city owns the infrastructure, tests the water, and fixes the pipes. On rural acreage, every bit of that becomes yours the day you sign. The well is your water plant. The septic is your treatment facility. There is no utility to call and no monthly bill that quietly keeps it all running. That is the freedom of rural living, and it is also the responsibility.

This matters because the cost of getting it wrong lands after closing, when you have the least room to do anything about it. A bad well discovered before you sign is a negotiating point or a walk-away. The same bad well discovered three months in is a bill you eat alone. So the whole game here is moving the discovery up front, while you can still act on what you learn.

The well: age, casing, and whether it actually works

If the property already has a well, do not assume it is good just because it is there. Wells age. Casings corrode. Pumps wear out. A well that served the last owner fine could be on its last year, and you would never know from the surface. We go deeper on this in what to check on an existing well.

How old is the well, and is there a record of it?

Start with the age. In Texas, licensed drillers file a well report with the state, and that report tells you when the well was drilled, how deep it went, what the casing is made of, and what the water looked like at completion. Ask the seller for it. If they do not have it, the state's well records may still have it on file. A well with no paperwork at all is a yellow flag. It does not mean the well is bad, but it means you are flying blind on its history, and you should test harder to make up for it.

What is the casing made of, and what shape is it in?

The casing is the pipe that lines the well and keeps the hole from collapsing and keeps surface junk from draining straight into your drinking water. Older wells were sometimes cased in steel, which can rust and pit over the years. Newer wells often use PVC, which holds up better against corrosion. The casing material and condition affect how long the well will last and whether contaminants can sneak in through a failing section.

How much water does it actually produce?

This is the one people forget. A well that has water is not the same as a well that has enough water. Flow, or output, is measured in gallons per minute, and it decides whether your household can run a shower, a washing machine, and a sprinkler without the well running dry. A low-flow well might be fine for one cabin and a disaster for a full family home with livestock. Before you close, you want to know the well's real sustained output, not a number somebody remembers from years ago. A flow test under load tells you the truth.

The water itself: clean is not the same as clear

Water can look perfectly clear and still carry things you do not want your family drinking. Bacteria, nitrates, iron, sulfur, hardness, and other issues are invisible to the eye. The only way to know what is in the water is to test it.

A proper test pulls a sample and checks it in a lab for the things that actually matter to health and to your plumbing. Bacteria like coliform and E. coli are the safety line. Nitrates matter a lot for families with infants. Hardness and iron will not hurt you, but they will wreck appliances, stain fixtures, and leave you fighting scale for years. You want this done before closing, not after, because the test result tells you whether the water is drinkable as is, or whether it needs treatment to be safe and pleasant to use.

And here is where our whole way of working comes in. A lot of companies see a water test come back with a problem and immediately try to sell you the biggest treatment system they carry. The septic system: permitted, sized, and legal for your county

Septic is where buyers get burned the most, because it is buried and invisible and easy to ignore until it backs up. Wastewater handling out here is regulated by the state through the TCEQ and enforced at the county level, and the rules have real teeth. An unpermitted or non-compliant system is your problem the moment you own it. We break the paperwork side out separately in checking the septic permit before closing.

Was the system ever permitted?

Every on-site septic system in Texas is supposed to be permitted. That permit is the paper trail proving the system was designed, installed, and inspected to code for that specific property and soil. Ask the seller for the permit and the as-built drawing showing where everything is buried. If no permit exists, you may be inheriting a system the county does not even recognize, and bringing it into compliance can fall on you.

What type of system is it, and is that type still allowed?

There are different kinds of on-site systems, and which one a property can legally use depends on the soil, the lot size, and the county's rules. A conventional system relies on the soil to absorb and treat the effluent. Where the soil will not cooperate, which is common across a lot of our Gulf Coast footprint, the county requires an aerobic system that treats the water more actively and sprays it across the yard. Aerobic systems are not set-and-forget. Most counties require them to be on a maintenance contract with scheduled inspections. An aerobic inspection before you buy is worth every dollar.

Is the system sized for what you plan to build?

A septic system is sized to the number of bedrooms and the expected daily flow. If the existing system was built for a two-bedroom cabin and you are planning a four-bedroom house with a workshop and a guest place, that system will not handle your load. Adding bedrooms or buildings can mean a bigger system, and that is a permitting and construction project of its own. Match the system to your real plans before you close.

County rules and aerobic compliance

This deserves its own line on your checklist because it varies so much from one county to the next. Two properties twenty miles apart can fall under different requirements for system type, lot size, setbacks from wells and property lines, and ongoing maintenance reporting. Your county's environmental health or permitting office is the authority, and what they require trumps what the seller assumed. For aerobic systems especially, the maintenance side is a real, recurring obligation. The county wants proof the system is being serviced and tested on schedule. If the prior owner let that lapse, you may inherit a system that is out of compliance even if it is working fine mechanically.

Water rights: who actually owns the water

In Texas, groundwater and surface water are treated differently under the law, and the rights to them do not always travel with the dirt the way buyers assume. Groundwater is generally tied to the land above it, but groundwater conservation districts in some areas regulate how much you can pump and require registration or permits for wells. Surface water, like a creek or a stock tank, follows separate rules entirely, and a tank on the property does not automatically mean you have the right to use that water however you like.

The practical move before closing is to confirm what water rights come with the sale and whether your area falls under a groundwater conservation district with pumping limits or permit requirements. A title company and a real estate attorney are the right people to nail this down.

Access: can the equipment even get to where it needs to go?

This one sounds obvious until it stops a project cold. Drilling a well takes a rig. Installing or repairing a septic system takes excavation equipment. Both need a clear, stable path to the work site. A narrow gate, a soft low spot that turns to soup after rain, a tight tree line, an existing structure in the way, or no road at all can turn a routine job into an expensive ordeal or make it flat impossible without clearing work first.

Walk the land with access in mind. Where would a rig come in? Is there room to maneuver near the proposed well and septic locations? Will the path hold up a heavy truck? If the answer is no, that is not a reason to walk away, but it is a cost and a planning item you want to understand before you commit.

Why one accountable team beats three contractors

Notice how tangled all of this is. The well location depends on setbacks from the septic. The septic type depends on the soil and the county. The water treatment depends on the well's test results. Access affects all three. These pieces do not live in separate boxes.

Now picture handling that with three different contractors who are not talking to each other. When something does not line up, you get to stand in the middle while each one points at the other two. The well guy says it is the septic guy's setback. The septic guy says it is the water guy's filter. Meanwhile you are the one without water. That is the situation we built this company to fix. Your pre-closing checklist

Here is the short version to take with you when you walk the property and when you talk to the seller. Every line is something to verify before you sign, not after.

  • Well report and age. Get the state-filed well report. Confirm when it was drilled, how deep, and what the original water looked like.
  • Casing material and condition. Steel or PVC, and what shape it is in.
  • Well flow and output. Run a flow test under load. Confirm the well produces enough gallons per minute for your household and your plans.
  • Water quality test. Pull a lab sample before closing. Check for bacteria, nitrates, hardness, iron, and sulfur.
  • Septic permit and as-built. Confirm the system was permitted and get the drawing showing where everything is buried.
  • Septic type and county rules. Conventional or aerobic, and whether that type is still allowed in your county.
  • System sizing. Make sure the existing system fits what you plan to build.
  • Aerobic maintenance compliance. Verify the system is current on inspections and reporting.
  • Water rights. Confirm what rights transfer and whether you are in a groundwater conservation district.
  • Equipment access. Walk the path a rig or excavator would take. Check gate width, soft ground, trees, and whether there is a road at all.
  • One accountable team. Line up a single team for well, septic, and treatment so nobody points fingers.

Rural land is one of the best things a Texas family can own. Room to breathe, room to grow, and a place that is truly yours. But the dream rides on water and waste working the way they should, and those two things hide their problems well. The buyers who close happy are the ones who checked before they signed, who treated the well and the septic with the same seriousness as the foundation and the roof. Done right beats done fast. Get the water right first. Everything else on the land follows from that.
