One of the most common questions we field from families buying rural land in our 8-county footprint is: what kind of septic system do we need? The answer depends on your soil, your lot, your setbacks, and your estimated daily water use. It is not one-size-fits-all, and a company that tells you it is without walking your land first is guessing. This guide covers the main on-site sewage system types permitted in Texas, when each one is appropriate, and what actually drives the choice on rural Texas properties.

What Governs the Decision
Texas Commission on Environmental Quality rules under 30 TAC Chapter 285 govern all on-site sewage facilities, called OSSFs, in the state. Every county in our footprint operates under this framework. Your local county authorizing agent handles permitting, but the TCEQ rules set the floor every system has to meet.
Four things determine which system type your land can support:
Soil type and percolation rate. Soil that drains too slowly or too quickly rules out a conventional system.
Lot size. You need enough space to fit the drain field with required setbacks from your well, property lines, structures, and surface water.
Estimated daily flow. Texas rules tie projected waste volume to bedroom count, because bedrooms tell you how many people can occupy the home.
Site-specific conditions. High water table, steep slopes, rock close to the surface, and nearby wells all affect what can and cannot be installed on a given site.

Conventional Gravity Septic
A conventional gravity system is the oldest and most straightforward design. Waste flows from the house to a holding tank, where solids settle and liquid effluent drains through distribution pipes into a drain field buried in the soil. Gravity does the work. No pumps, no motors, no control panels, no state-mandated maintenance contracts.
It's the lowest-cost option to install and the least maintenance-intensive to own. Fewer moving parts means fewer things to break over time. If your soil qualifies and your lot has room for the drain field with proper setbacks, conventional is usually the right call.
The limitation is that it requires good soil. The drain field works because soil organisms treat the effluent and soil structure absorbs it at a rate the system can sustain. If your soil drains too slowly, the field floods and the system fails. If it drains too fast, the effluent passes through before adequate treatment and can reach groundwater untreated.
Clay-heavy soils are the most common disqualifier in our Gulf Coast footprint. Much of rural Texas land along the coast has heavy clay subsoil that holds water rather than draining it. If the percolation test shows slow drainage, a conventional system will not pass TCEQ review. You find that out from the soil evaluation, not from a system failing three years after installation.
Aerobic Treatment Unit
An aerobic treatment unit, called an ATU, actively processes waste using oxygen. An air pump forces air into the treatment chamber, feeding bacteria that break down waste far more thoroughly than the anaerobic process in a conventional tank. The output is substantially cleaner effluent that can be applied in situations where conventional systems cannot.
Aerobic systems can go on sites where conventional systems cannot, which makes them the standard answer when soil conditions don't support a conventional drain field. The trade-offs with aerobic systems are real. They cost more to install than conventional. TCEQ says homeowners may perform maintenance on certain aerobic systems two years after initial installation, but local permitting authorities can require training or continued licensed maintenance. If your site's soil evaluation says aerobic, that's what you need. But confirm the evaluation was actually done before you commit to the installation cost, because not every aerobic sales quote comes with a genuine site analysis behind it.
Low Pressure Dosing
Low pressure dosing, called LPD, takes conventionally treated effluent and distributes it more evenly than gravity manages on its own. A pump delivers measured doses through a network of small-diameter pipes with drilled holes, releasing effluent evenly across a larger area. Because it doses repeatedly and evenly rather than flooding one zone at a time, it can work in soils that are too slow for a gravity system but don't require the full aerobic treatment level.
LPD is a middle-ground option for marginal soils. It typically costs less than an aerobic system and more than a conventional one. There are pump components that need periodic attention, but no state-mandated maintenance contract like aerobic systems carry.
Mound Systems
If your site has a high water table or rock close to the surface, a mound system raises the drain field above grade. You build up a mound of suitable fill soil and run the drain field in that engineered material, above the site's limiting condition.
Mound systems work. They're established technology with a solid track record in Texas. But they're more expensive to build because of the fill material and earthwork involved. They require significant space because of the setbacks that apply to all the fill placed on the site. And they're visible on the landscape in a way a buried system is not.
If a mound is the only viable option for your site, a proper soil evaluation will show it. Drip Irrigation Systems
A drip irrigation OSSF disperses treated effluent through buried drip emitters at shallow depth in the soil. It requires a higher level of pre-treatment before the drip application, which typically means it works alongside an aerobic unit or another advanced treatment device.
Drip systems can be configured around obstacles and limited space because the distribution network is flexible. They can work on sloped sites and in areas where a conventional lateral field can't be laid out. Installation cost is higher. The drip emitters need regular inspection because they clog from biological matter and minerals in the effluent.
How the Choice Is Actually Made
The system type is not buyer's choice. The soil evaluation determines what the site can support. The TCEQ-permitted OSSF designer takes those evaluation results and designs a system that will pass permitting review. You cannot choose aerobic over conventional if your soil would support conventional, and you cannot put in conventional if the soil calls for aerobic. The land makes the call.
What you can control is when you find out. Getting a soil evaluation done before you close on raw acreage, or before you commit to a building plan, is one of the most valuable steps in rural Texas land buying.
