Most people building on rural land think the construction sequence starts with the house pad. The builder draws up a site plan, the slab gets poured, and then someone figures out where to put the well and septic. That sequence causes problems. The well location and the septic field have to be planned first, because the setback distances that govern where each system can go also determine where everything else on the property can and cannot be built. Get those placements wrong and you are constrained for as long as you own the land. Get them right at the start, and everything else falls into place around them.

At J4 Water Works we have been part of enough new-build projects across our eight-county footprint to know how this plays out when it is done out of order, and how much smoother it runs when water and septic planning comes before the first piece of equipment rolls on site.

Why water and septic planning comes first

Think of the well and septic system as fixed points on your site plan. Everything else, the house, the barn, the shop building, the future fence line, has to respect the setback distances from those fixed points. Texas requires the well to stay a minimum distance from the septic tank, from the drain field, and from potential contamination sources. The septic field has its own separation requirements from structures, property lines, and water features.

If the house location gets locked in before the well and septic are placed, you may end up with a site plan that works for the house and does not leave enough room for a compliant septic field. Or a well that has to go in an awkward spot because the only available space is too close to where the house already sits. Fixing those constraints after the fact is expensive. Planning for them from the start costs nothing extra.

Understanding setbacks before you place anything

Texas has minimum setback distances that apply statewide, and counties can impose additional requirements on top of those. Before any stake goes in the ground, you need to understand how spacing works between the well, the septic components, and any structures or features on the property. Water wells have to stay a minimum distance from any source of contamination, including your own septic system. That minimum is set at the state level, and it is there because septic systems, no matter how well maintained, are potential contamination pathways. The distance between the well and the drain field or spray area is greater still, because that is where soil absorption happens and where separation from a drinking water source matters most.

Your house, barn, and other structures also have setbacks from the septic components. The county reviews the full site plan before permits issue, and they are checking all of those distances. Which permits you need depends on your county and whether a groundwater district covers your land. When we do a site visit for a new-build project, one of the first things we look at is whether the proposed building envelope leaves enough room for a compliant well and septic layout. Small adjustments to the house or barn location at the planning stage are far easier than adjustments after a foundation is poured.

Starting with a soil evaluation

Before you can decide on the septic system type, you need to know what the soil on your property can do. A soil evaluation measures how well your soil absorbs liquid. That measurement tells a licensed designer whether a conventional drain field can work on your land, or whether the soil conditions require an aerobic treatment unit instead.

Sandy soils drain quickly and usually support a conventional system with a standard drain field. Clay-heavy soils drain slowly and often cannot support conventional absorption at all, which is why aerobic systems with surface spray disposal are more common across the clay-heavy parts of our Gulf Coast service area. The water package: well, septic, and treatment together

One of the biggest advantages of working with one crew on a new build is that we handle the well, the septic system, and any water treatment as a single coordinated project. That matters more than it sounds at first.

The well location determines where the septic field cannot go. The septic system design shapes what water treatment may be needed once the well is producing. The water test results from the well determine whether you need a softener, iron filter, or anything else before the water is ready for the house. These three systems interact with each other, and designing them in isolation means decisions one designer makes can back another designer into a corner.

When one team handles all three, those decisions get made together. We treat your land like it is our own, which means we plan for the property you want to build toward over time, not the minimum compliant installation today.

The order things happen in

First, planning and permits. The site visit, soil evaluation, system design, and permit applications all happen before any installation begins. Permit timelines vary by county and season, and some counties have a review queue that adds weeks. Starting early, before you have locked in a construction start date, is always the right call. We handle the permit paperwork and TCEQ filings as part of the project.

Second, the well gets drilled. Water for construction activities, including concrete work and the crew's daily use, starts with a working well. Drilling happens early in the project, typically before the foundation pour. Once the well is producing, we test the water so any needed treatment can be designed before the house is under roof. Which comes first between the two systems has its own answer, covered in well or septic first on a rural new build.

Third, septic system installed. The septic system goes in after the house footprint is locked and before final grading. The drain field or spray area has to be placed correctly relative to the house location, so the layout needs to be finalized first. We coordinate directly with your builder on this sequence, and coordinating the well and septic with a builder covers how that handoff works.

Fourth, water treatment installed. Once we have the well test results and the house is taking shape, we design and install any treatment the water calls for. Treatment sizing is based on the actual test results and the number of people who will use the system. We test first, show you the results, and recommend what the water calls for. We do not add treatment you do not need.

Fifth, commissioning. Before you move in, we commission the full system. Well output test, pressure calibration, septic system inspection, treatment system verification. You get a full picture of what you have and how it performs before we hand the water system over to you.

What to bring to the first call

You do not need to have everything figured out to call us. But having a few pieces of information ready makes the first conversation more productive.

The property address or coordinates and the acreage. A survey or site map if you have one, even a rough sketch of where you are thinking the house and main buildings might go. Your builder's contact information, because we will need to coordinate with them at several points. The number of bedrooms in the planned house, because that drives septic system sizing. Any soil test results if someone has already run one. Any county communications about which systems are allowed or required in your area.

If you do not have all of that, that is fine. Some of our best new-build relationships started with a call from someone who had recently closed on raw land and was figuring out where to begin. The land is yours. The system should work the way you need it to, for as long as you need it to.
