Conventional septic systems are relatively passive. Waste goes into the tank, solids settle, and liquid drains through the absorption field. Aerobic systems are different. They actively pump air into the treatment chamber, run a surface spray system, and dose chlorine to treat the effluent before it disperses. More moving parts means more things that can fail. And when they fail without anyone noticing, the effluent spraying across your yard is not treated the way it should be. What the maintenance visits actually cover
A proper aerobic maintenance visit is not a glance at the tank and a signature on a form. Here is what a licensed provider checks on each visit.
- Aeration compressor. The compressor pumps air into the treatment chamber to keep the bacterial culture alive. If it is failing or running hot, treatment quality drops before any alarm fires. We check amperage, listen for bearing noise, and test output pressure.
- Chlorinator and chlorine level. Aerobic systems use chlorine tablets to disinfect treated effluent before it sprays. If the tablets run out or the chlorinator clogs, you are dispersing improperly treated effluent.
- Spray heads and dispersal pattern. Every spray head gets checked for clogging, coverage, and direction. A head that is plugged or aimed wrong creates a wet spot where you do not want one.
- Alarm system. The alarm panel is supposed to catch failures between visits. We test every alarm function to confirm it would fire if something went wrong. An alarm that does not work is worse than no alarm, because it creates false confidence.
- Effluent quality. We verify the system is treating waste to the standard Texas requires. If the treatment level is off, that finding goes in the record and triggers follow-up action.
- Visual inspection of tank components. Baffles, risers, lids, and the general condition of the tank itself. Structural issues caught early are minor fixes.
The record from each visit is documentation you may need. If a county inspector asks whether the system has been serviced, that record is your proof. If you ever sell the property, a complete maintenance history matters to the next buyer. Gaps in the record raise questions.
How often the visits happen

A complaint from a neighbor, a permit pull for nearby construction, or a routine county check can surface the gap. Signs your aerobic system needs attention between visits
- The alarm panel is flashing, buzzing, or showing a red light. Any alarm activation deserves a call that day, not a glance and a reset.
- A sewage smell near the tank lids or in the spray area. Properly treated effluent has almost no odor.
- Consistently wet or soggy ground in the spray area when it has not rained.
- No spray activity during a dose cycle when the system should be running.
- An unusually green patch in one area and brown grass in another. Uneven spray distribution shows up in the lawn first.
