Delays are the most common result. The builder is ready to pour a foundation and the well location has not been staked yet. The septic permit comes back and the drain field is closer to the planned house footprint than anyone expected, forcing a layout change. The electrical rough-in is done before anyone communicated what the pump circuit needed. Every one of those problems adds time and usually cost. Well Placement Comes First

The well location has to be decided before anything else gets staked on the property. The well sets the required separation from the septic system, from the house, and from any potential contamination sources on the land. Those separations are not suggestions. They are state requirements. Once you know where the well goes, everything else has to stay properly clear of it.

Well placement also depends on the land itself. Where the water-bearing layer is likely to be at your depth. Where a drill rig can safely access the site. Where the topography drains. Where you plan to add outbuildings, a second structure, or fencing in the future. A well put in the wrong spot today creates headaches when you add a barn next year or sell the property a decade from now.

Septic Planning Runs Alongside the Well

The septic design cannot be finalized until you know where the well is and where the house sits. The drain field has to stay far enough from the well, from the property lines, and from any drainage features. In Texas, that means a soil evaluation and a permit from the authorized agent before a shovel goes in the ground on the septic side.

The soil evaluation is where a lot of new builds run into the first real surprise. Texas soil varies significantly across the Gulf Coast footprint. Clay-heavy soil drains slowly and cannot absorb treated wastewater the same way sandier soil can. If the evaluation comes back showing tough soil conditions, the system design changes. Sometimes it means a larger system footprint. Sometimes it means a different system type entirely. That conversation needs to happen before the house layout is locked in, because the drain field footprint may be bigger than anyone assumed when the lot was first purchased.

Electrical for the Well and Septic

Both systems need dedicated power. The well pump needs a circuit sized to the pump motor. Aerobic septic systems need power for the aerator, the pump, and the control panel. These are not afterthoughts that the electrician figures out on installation day.

The electrician needs to know where the well pump panel and the septic control panel will sit before the rough-in happens. If the driller has not staked the well location before the electrician starts, wire runs to a spot that may change. If the septic layout shifts after the electrical rough-in, the control panel ends up in the wrong place. Getting the well location confirmed and the septic system design in hand before the electrical rough-in lets the electrician wire to known locations in a single pass. That saves money and rework.

Grade and Finish Work Last

Grading and final earthwork should happen after the well casing is set and the septic drain field is in and covered. Drill rigs need stable, level ground to set up safely. Drain field elevations matter for proper gravity flow and drainage. If the final grade gets cut before the driller arrives, the rig may not have the access or stable footing it requires. If the drain field gets buried under a grade change, you have a problem that is expensive to uncover and fix.

Final landscaping, fence lines, and driveways come after. Not before. This sounds straightforward, but it gets rushed on jobs where the general contractor is coordinating on a tight schedule and the water and septic crews are viewed as separate vendors rather than part of the same build sequence.

Where It Goes Wrong

These are the scenarios we have seen on jobs that started without everyone coordinating:

A homeowner hires all three contractors separately with no one talking between them. The builder starts the foundation before the well driller has completed the site visit. The well ends up placed where it can be drilled, not where it fits best with the full property layout. The septic permit comes back with a drain field location that overlaps the planned driveway. Now someone is redesigning something on a clock.

Or the electrical rough-in gets done because the builder is on a tight timeline. The driller shows up and the site visit reveals the well has to go somewhere different than the early plan showed. The pump circuit runs to the wrong wall, which is now drywalled. That is a full rework on the electrical side.

Or the county soil evaluation reveals clay conditions that require a different system size. The house footprint was already finalized. Now the drain field does not fit where it was drawn, and the house layout has to shift to create room. A conversation that would have taken thirty minutes during planning now costs weeks of redesign.
