Most people buying raw land in rural Texas have one question about their future water well: how deep is it going to be? That's not the right first question. Before anyone cares about depth, someone has to pick the spot. And the spot matters more than most landowners realize.

Put a well in the wrong location and you can end up with contamination risks, legal headaches, or a pump that fights the plumbing layout for the life of the property. Put it in the right location and the rest of the water system falls into place.

Here's how we think about it at J4 Water Works, based on how we've placed wells across our 8-county Gulf Coast footprint since 2021.

The Two Rules That Aren't Negotiable

Texas has two sets of setback minimums that govern where a water well can go. These apply statewide, and some counties add stricter rules on top.

Separation from sewage sources. Texas requires a minimum separation between your water well and any onsite sewage facility, meaning your septic system or any drain field. The standard state minimum is 50 feet, but your county may require more. This is the one you can't fudge. A well placed too close to a septic system can pull contaminated water up over time, especially after heavy rain when the water table shifts.

Property line setback. Texas requires at least 5 feet between the wellhead and any property line. Again, your county's rules may be tighter.

Before you pick a spot on a map, know where your septic system is going. On a new rural build, the well and the septic have to be planned together. We cover the sequencing question in more detail in our whether to install the well or septic first.

Physical Factors That Shape the Decision

Beyond the legal minimums, the land itself influences where a well makes sense. These aren't hard rules, but they're things we walk through on every site visit.

Structures and utilities. The wellhead needs clearance from buildings, buried electrical lines, propane tanks, and fuel storage. You want the pump house or wellhead accessible for service without tearing up a fence or moving a shed. Think about where the water line needs to run from the well to the house. A well on the far back corner of a 10-acre tract may meet every setback requirement and still cost significantly more because of the pipe run.

Surface drainage. You don't want the wellhead sitting in a low spot that floods or collects runoff after heavy rain. The wellhead itself is sealed, but standing water around it creates contamination risk over time. A slightly elevated or well-drained area is better.

Access for the rig. A water well drilling rig is not a small piece of equipment. It needs to get to the drill site without crossing a drainage ditch it can't clear or running through a fence line you don't want cut. If your property has access challenges, we walk that out on the site visit before we commit to a location.

Distance from the pressure tank and plumbing entry. The pump pulls water up from the well and sends it to a pressure tank, usually in a pump house or attached to the home. The shorter that run, the simpler the system. It's not always possible to get the well close to the house, but it's worth factoring into the location decision before you dig.

What the Ground Under Your Land Tells Us

Texas geology varies a lot across our service area. The depth you'll need to reach water, and the quality of that water, depends partly on where your land sits and what aquifer sits underneath it.

We review the driller logs from nearby properties when we can. Those logs tell us what depths other drillers have hit water, what the geology looks like in layers, and whether there are known quality issues in that formation. It's not a guarantee, but it's useful information before the rig shows up.

The Site Visit Is Step Four for a Reason

Our J4 Water Works Proven Process starts with listening and ends with staying connected. Step Four is the on-site visit, and it exists because you can't make good decisions about well placement from a phone call or an aerial map. The land has to be walked.

On a site visit, we're looking at

  • Where the septic system is going or already exists
  • How the land drains
  • Property line locations and any adjacent structures
  • Rig access paths
  • Where the main water line needs to run to reach the home or future home
  • Any surface conditions that could complicate the drill

We don't commit to a final location until we've walked it. And we don't give you a real quote until after the site visit, because the right quote depends on what we find there. Common Mistakes We See

Placing the well before the septic design is finalized. This happens more than you'd think on new rural builds. The homeowner is eager to get water on the property, so the well goes in first. Then the septic designer says the only viable drain field location is too close to the well. Now you have a conflict that either moves the well or limits your septic options. Plan both at once.

Picking the spot based on convenience, not compliance. Make sure whoever places your well has verified the county setback rules, not the state minimums alone. Not thinking about future structures. If you're planning to build a barn, add a garage, or run a fence line three years from now, make sure the wellhead won't end up inside a future structure footprint. We've seen wells that had to be moved because someone built a garage over the wellhead location. Plan for the property you're going to have, not the one you have today.

Ignoring the water line run. A well that's technically in a fine location but requires 800 feet of underground water line to reach the house adds cost and adds potential leak points. Factor the line run into the location conversation early.

A Note on Irrigation Wells

If you're planning to water crops, a pasture, or a large garden from the same well that serves your house, tell us at the start.
