The well is the foundation of the water system on any rural Texas property. When you are buying land or have moved in, one of the first questions worth asking is how long the existing well has left, or if you are drilling new, what kind of lifespan you are building toward. The honest answer is that a well has several parts that age at different rates, and most of the components that wear out are not the bore in the ground itself.
Understanding what is built to last and what needs periodic attention is how you avoid an unexpected emergency and stay ahead of repairs that are far cheaper when caught early. The well itself versus the equipment in it
This distinction matters more than most people realize. The well is the bore in the ground, the casing, the surface seal, and the screen at the bottom. The equipment is everything else: the pump, the pressure tank, the wiring, the control box, and the connections at the surface. These two categories have very different service lives, and treating them the same leads to expensive decisions that do not match the actual problem.
The well casing and bore
A properly constructed well casing, whether PVC or steel, installed with a good surface seal, can last forty to fifty years or more. Some wells drilled in Texas decades ago are still producing clean water with nothing more than periodic pump replacements. The casing protects the bore from collapse and seals out surface contamination. As long as the casing is intact and the surface seal is sound, the well structure is long-lived.
The cases where the bore fails before the equipment tend to involve corrosion from aggressive water chemistry, physical damage near the wellhead, or old steel casing that has begun to pit and crack. Some of those situations can be addressed through well rehabilitation, and we always assess before recommending anything new.
The pump
Submersible pumps in Texas residential wells typically last ten to fifteen years, sometimes longer with good water quality and consistent use. Hard running conditions, abrasive sediment, or water with high mineral content can shorten that. When it fails, the well itself is usually fine. A pump replacement down a sound bore costs a fraction of drilling new, which is the first thing we confirm before quoting any pump job. We test before we replace, every time.
The pressure tank
The pressure tank holds pressurized water so your pump does not cycle every time you open a tap. It typically lasts fifteen to twenty-five years. The internal bladder degrades over time, and when it fails the pump starts short-cycling, which wears out the pump faster. A waterlogged tank is one of the most common causes of low water pressure and pump problems, and it is one of the cheaper fixes in the system if caught before it damages the pump.
Wiring and the control box
Wiring does not get much attention, but it is often the first thing that causes trouble. Moisture, rodents, heat, and age affect wiring over ten to twenty years of service, and a failing wire can look exactly like a dead pump to anyone who is not reading the electrical correctly. We check the wiring and control box on every call before we point at the pump, because a bad wire is a far cheaper fix than a pump that did not need replacing.
Warning signs your well or equipment is getting long
A well rarely announces its age with a single dramatic failure. It tends to give you weeks or months of signals before something stops entirely.
- Gradually dropping water pressure over months or years. If pressure has been slowly declining rather than falling suddenly, the pump is often working harder than it should.
- Short cycling. The pump kicks on and off rapidly when you run water, or runs frequently throughout the day when the household is using very little. That is a classic pressure tank symptom, and catching it early saves the pump.
- Sand or sediment at the tap. A little sediment after a disruption like a power surge is normal. Persistent sand or grit points to a worn screen or a pump intake that has shifted.
- A change in water taste, smell, or color. That change is worth testing. It can point to a cracked casing, surface-water intrusion after heavy rain, or a change in the aquifer zone the well is drawing from.
- Air spitting from taps. Intermittent spurts of air suggest the pump is drawing from the edge of the water supply in the well.

What extends a well's useful life
A well that was constructed right and gets basic periodic attention will outlast one that gets ignored for years. The practices that make the biggest difference are not complicated.
Test the water at least once a year and any time the quality changes. Catching a shift in chemistry or the presence of bacteria early gives you more options than finding out after something has been compromised.
Keep the wellhead sealed and the area around it clear. The seal at the surface is what keeps contaminated runoff, insects, and rodents out of the casing. A wellhead cover that is damaged or missing is worth fixing before anything gets in.
Do not ignore small changes. A slow pressure decline or a faint odor is the system flagging something. When a new well is the right answer
There are situations where a new well is the honest call. A bore with failed casing that rehabilitation cannot address, a well that no longer reaches reliable water because the water table has shifted, or a well that was built poorly to start and has never performed right.
