Why Aerobic Systems Need a Different Inspection

An aerobic treatment unit processes wastewater differently than a conventional septic. Instead of relying on anaerobic digestion in a sealed tank and slow soil absorption in a drain field, an aerobic system injects air into the treatment tank to speed bacterial breakdown. The treated effluent then gets disinfected, usually with chlorine, and spray-distributed onto the property surface through sprinkler heads. The whole system requires power to run, a chlorine supply to disinfect, sprinkler heads that don't clog, and a control panel that monitors the process and sets off an alarm when something goes wrong.

All those components need servicing. TCEQ says homeowners may perform maintenance on certain aerobic systems two years after initial installation, but local permitting authorities can require training or continued licensed maintenance. Start With the Maintenance Contract

Before you look at anything else, ask to see the current maintenance contract for the system. This is a legal document between the property owner and a licensed OSSF maintenance provider. It should show the name of the licensed provider, the service schedule, the most recent service date, and whether the contract is current and paid.

If there's no contract, or the contract has lapsed, the system is likely out of compliance with TCEQ requirements. That compliance problem transfers to you when you close. A good seller's agent should have this document ready. If they don't, that's worth pressing on before you go further.

If the seller's service records come from an unlicensed provider, those records may not satisfy TCEQ's documentation requirements.

What to Inspect in the System Itself

Once you have the service records in hand, look at the system itself. Here's what matters.

The control panel. The panel is the brain of an aerobic system. It monitors liquid levels, air flow, and alarm conditions. Open it and look for signs of corrosion, burned wires, or an alarm light that's been disabled. An alarm light isn't something you silence and ignore. It means the system has detected a condition worth flagging, and disabling the light without fixing the condition is how small problems become expensive ones.

The air pump. The air pump or air blower pushes oxygen into the treatment chamber. It should run continuously and audibly. If it's silent, it may be off, burned out, or disconnected. An aerobic system without a working air pump falls back into anaerobic conditions, which means the treatment process stops working. The effluent that comes out of a failed aerobic system is not treated to the standard Texas requires for surface spray.

Chlorine supply. Check the chlorine tablet feeder or liquid chlorine container. It should have product in it. An empty feeder means the effluent spraying onto the property surface has not been disinfected. That's a health concern and a TCEQ violation. Some sellers coast for months without chlorine and don't tell anyone.

Spray heads. Walk the property and look at the spray distribution pattern. Texas has setback requirements for where aerobic effluent can spray. It cannot spray onto a neighbor's property, toward a water source, or near the wellhead. Spray heads should not be aimed at a fence line or property boundary. Clogged heads leave some areas oversaturated while others go dry. If the spray pattern looks off, the heads need service.

The treatment tanks. A licensed inspector can pull the lids and check the liquid levels and the condition of the aeration compartment. Excessive solids or a strong odor can mean the system hasn't been pumped as often as it should have been. Ask how recently the tanks were pumped and get documentation if possible.

The spray area. Look at the soil in the spray zone. Oversaturated, soggy ground in the spray area suggests the system has been overloaded or the spray coverage hasn't been managed. For conventional systems with a drain field, look for wet ground, odors, or lush green stripes in dry conditions. All are signs the drain field is surfacing effluent.

Red Flags That Should Slow Down a Deal

Some things are repairs. Some are negotiating points. A few should give you serious pause.

A lapsed or missing maintenance contract, combined with no service records for the past year, is a problem. You don't know what condition the system is in and you have no documentation to show TCEQ if they audit.

An alarm that's been silenced or disconnected is a problem. So is a failed air pump with no record of replacement. So is a chlorine feeder that's been empty for months and spray heads distributing untreated effluent near a wellhead or property line.

A drain field that's failing, with surfacing effluent or a system that backs up into the house, is often a full system replacement, not a repair. Who Should Do the Inspection

Your standard home inspector may not have the OSSF-specific training to evaluate an aerobic system. Ask whether they've inspected aerobic systems in Texas and what their licensing is. For a thorough assessment, hire a TCEQ-licensed OSSF inspector or maintenance provider to do a full service inspection. Far less than discovering a non-compliant or failed system after you close.

What the Permit and County Records Show

Ask the seller's agent or your title company to pull the OSSF permit for the system. The permit tells you the design, the permitted capacity in gallons per day, and who installed it. Compare the permitted capacity to the number of bedrooms in the house. If the house has been expanded since the system was permitted, the system may be undersized for the current load.
